Property Mutation in Rajasthan: Online Apna Khata Process (2025)

When a property owner dies in Rajasthan, the land records don’t automatically update. The property continues to show the deceased person’s name until you complete mutation (called “Namantaran” or “नामांतरण” in Rajasthan).

This guide explains how to transfer property ownership in government records after death through the Apna Khata portal.

What is Namantaran (Property Mutation)?

Namantaran is the process of updating ownership details in government land records. In Rajasthan:

Term Meaning
Namantaran Name transfer - the mutation process
Jamabandi Record of Rights showing ownership
Khasra Plot/survey number details
Khatauni Account/land holding record
Patwari Village-level revenue officer
Tehsildar Taluk-level approving authority

Why it matters: Without mutation, you can’t pay land tax, get utility connections, or make future property transactions.

Types of Mutation

Type Situation
Virasat (वारसत) Inheritance after death
Vikray (विक्रय) After property sale
Hiba (हिबा) After gift deed
Baiwat (बैवट) Exchange of property
Court Decree As per court order

For death of owner, you need Virasat (inheritance) mutation.
